1.)  The financial process should be in place first. Homebuyers must visit with their lending institution to learn the dollar amount they qualify for and establish their budget.

2.)  Next is the search for property. This can be property that the homeowner already has in possession and incorporated within the total costs of the project or it may be an interest in one lot or several acres that has to be purchased.

3.) Creating the plan for the house is next. This step can take time - a few weeks to several months. We at Mike Ward Custom Homes have someone who draws the plans for our customers. This personal touch allows attention to be given to all areas of design, detail, lifestyle and natural surroundings of the property where the home will be constructed. While the home is "evolving" through the design and drawing phase, specifications are being noted: roofing and exterior materials, countertops, flooring, appliances, windows, and more.

4.) Once these four steps are complete, the builder will be able to give a proposal of the costs of construction and a contract can be drawn between the builder and the homeowner. This is the most exciting time for buyers because a dream is finally becoming a reality.

5.) Construction can now begin!
